This idea has been harassing my mind for the last 12 months and I can't get rid of it.

It is about just one little business step but it requires a lot of money, so I'm trying to convince some people (as my grandma) to help me out with some investments.

There is piece of land that inspires me for many things but now stands there for nothing. It is just across the road from my house and 50 meters far from the beach. Now, when the beach started to look as proper beach, it became attractive location, but is is mostly used as parking for those who were lucky and came on the beach early in the morning to catch the place in shade of those pines.

The whole terrain is not larger than 400 square meters.

It is completely covered with pines and it is private property. That's very important since all land around is considered as martime domain. I spoke to the owner and he is an old man, his children are not interested in that land, so he is willing to sell it to me for 18 000€. It is not allowed to build concrete houses there, but I have some other ideas. It is allowed to place prefabricated objects with only ground floor. Since tourism is going very well here and this beach became popular, i plan to place there few those prefabricated houses that you can buy for 25 000€ each if they were completely new.

But just nearby, we have tourist village Solaris that is full of those houses and sells them every four years for half of the price (12 500€) and buys new ones. So if I had enough money, I could buy two of these prefabricated houses for the beginning, later maybe two more.

It would be very nice and comfortable camp for tourists.

In village of Solaris everything is too expensive and they rent those houses for 250€ per day. In my neighborhood, everything is much cheaper than there and I would rent those houses for not more than 150€ per day. Tourist season last for 50 days here and let's assume that those houses are full whole time so I would earn 15 000€ in the first season. I need at least 45 000€ on the beginning that includes the land and two those 4 years old prefabricated houses with whole documentation.

It would take another three years to earn enough to return funds to my investors and then I plan to buy two more of those prefabricated houses. Each of them has capacity for 5-6 people. Since I only have those ideas and NOT the money and my grandma is the richest person I know, I'm trying to convince her to invest. Despite her greediness and the fact that she is so stingy like you only can imagine, I think that I'm doing fine in this "convincing" project. I just told her that if we don't take that land, someone else will. She promised to think about it!
