There are some certain areas in life where we have to be real with ourselves and with others especially when it cones to those we want to have something to do with, and not just ordinary things but things that involves money ๐ฐ and investment which needs transparency and trust.
Having an opportunity for someone to invest in me, maybe into an old business of mine or new one is one big step in life that I will not let go, but first I have to know if the business is one that can produce the profit that will help me meet up expectations in the money invested or is something I will be able to handle in another area of my knowledge.
So first thing is to make known to the investor my capacity and capability towards the choosing business without trying to pretend that I know this and I know that because once money ๐ฐ is invested with you, the investor starts to expect dividends. So its always good to be truthful to yourself by involving an investor into what you know well to do.
Since am a Realtor who has the awareness of how property businesses works, including property lease, land lease, land flipping and others. If I have the opportunity to pitch myself to any investor, my focus will be on the land flipping where some acres of land are purchased in areas that are just developing, and are left for either some months or about a year before its being put up in the market with some rise in the price for each acres.
Through this means , the capital money ๐ฐ invested in the land might even bring double of the initial capital since land appreciate with little time difference. This is the kind of business most property investors do on their own because they already has huge capital in rotating the business. But many who not aware of how it works only need to be educated and can show interest if they have enough fund.
So all I need here is to explain it well as am pitching for an investor and mostly, thoroughly make you understand how long it will take and on what percentage ratio will the investment take place as terms of partnership are always defined very clearly in any kind of investment which helps with being transparent.
And in all, their is no fear ๐ฐ here in investing in this kinds of business because land is a fixed asset that can not be moved around, nor do we expect damages. The only thing with landed property investment is to make sure that the (C of O) is legal and certified. And for lands without (C of O) , their must be an endorsed receipt of Seal showing legally purchased.
