You really did a lot of financial juggling to get to your dream home! I bought my first real estate 2 years ago, with 45 years under my belt... No mortgage, just a "small" bank loan that will be paid in 5-6 years... The idea behind it was similar to yours, to be as much as possible "debt-free", which is a rarity nowadays! But...
All my life, I was driven by the idea NOT to take loans and to try to buy things ONLY when I have money for them, but I recently changed my mind... Reading your post, I could conclude that you had similar views regarding debt, but in the case of real estate, I suppose it would be better to jump into a mortgage, as flipping the RE for 4-6x of the original price would be a great deal... Of course, you never know what could happen tomorrow...
And despite all that, I may think that debt could be good, but my gut still wants to get debt-free ASAP! 😂
