Is it the bank or debt collectors? Ask for a cash settlement. Tell them you can do $500 today, and if they accept it. Tell them you need it in writing that you agreed upon that amount. That buys you time.

Losses only become losses when you sell. We are currently sitting with strong bids, just not enough action going on with either sides to get it moving.
