For me is a special day today because even though I'm back with another House Flipper post as I've got you used with, this time we are taking everything to the next level just as I promised in my previous post.
Perhaps you are going to ask yourself Ok, cool, so what's going to be new? - well, while so far I took care of my clients' houses with either being needed to clean them or renovate/redecorate these, this time we are going to take more seriously the job of turning horror houses into luxury ones, with a bigger investment but also a bigger profit earned at the end of the day.
To make this a lot more clear, we are going to buy houses, yay! š
The house purchased
Anyway, while so far I was only looking in my inbox for new jobs to take care of, which by the way, there weren't too many options - this time we are talking about a completely new interface with a website page that comes with all the houses available for being purchased but which of course, you won't afford buying all of them from the first moment.
Even though I was able to buy quite a few of these, I decided to start my journey of buying houses low, renovating them, and then selling them high, with nothing else but the first listing on the market which was called Camping bungalow.
As you can see, once you click on the house you get all the information about it such as the price, its size but also the parcel and number of floors. There is also a small portfolio with a few images with it that do look quite scary but which don't matter too much as I am going to sell everything and do it as I like anyway.
List of buyers
As soon as you make your first purchase, you will get a small pop-up on the screen that will take you on a short trip on how the things are going to look like in the game from now on, because there will be a few changes such as the list with the interested buyers on the left of the screen that from time to time will give indications on how they would like to renovate the house or what you should buy.
You can either pay attention to these and pick one buyer whose advice to take into account or simply renovate everything as you like and then see who's bidding the most. Personally, I decided for this job to set free my creativity as I was looking forward not to be limited on some of my actions, and then see what the buyers think about everything. š
First impression
The first impression when I got into the yard of the house that I just purchased was that there is going to be a lot of work needed here, especially if you take a quick look on the top right corner with the map that shows what is waiting for me inside of the building too.
From my experience playing House Flipper, every time you find some trash, empty boxes and dirt on the outside of the house, it's a sign that you will spend some serious time cleaning the house because it will be full of garbage which is also the case for today's house purchased. š©
AFTER cleaning
Anyway, as much I was looking forward to step inside of the house and start getting rid of all the unuseful things, I decided that it's better to take everything step by step by cleaning first the outside of the house and make it look like a welcoming place rather than a scary one.
There were some parts of the house where I needed a scaffold in order to reach cleaning the roof or other parts placed higher than usual, but as soon as I finished with the cleaning part, I finally opened the front door of the house ready to begin the proper work. šŖ
BEFORE renovation
As you can see, this is a rather tiny house than what we experienced previously in other jobs offered by my clients, so there is no corridor because you are going to actually step right into the room that is a mix between bedroom and office.
I like the idea of using the biggest room of the house as both an office and bedroom but I really didn't enjoy the way all those things were placed, nor the colour of the walls or the windows, so we are definitely going to have a lot of work to do!
DURING the renovation
One of the main steps which I think is really important is to get rid of all the objects you don't think are going to work well with the ideas from your head, which in my case I had to sell absolutely everything and then start cleaning the surface before buying the furniture and make the room look more like... a room. š
As you can see, as soon as I started making significant changes to the house, some of the buyers started talking about things they would like to have in their future house, which again, you can either take note of or simply do it your way and then look for a buyer for the house.
AFTER renovation
This is going to be, perhaps, a pretty radical change of the room you've seen before, but just like I said, there was nothing that I really liked in the room so I made some significant changes starting with removing some of the windows that in my opinion seemed like way too much for a bedroom.
While I wanted to still dedicate a part of the room space for the office, I thought that the best is to keep the windows next to the working station where I also replaced the windows but still kept two glasses and added a curtain for the future owner of the house be able to close these during the night.
Other than that, I decided to keep the style of the room with a mix between dark red and black because they always go along very nicely, but also make sure to add a TV, some music speakers, more ambient light and the never-missing flowers, posters and candles that represent a cool way of making everything seem more classy and modern.
BEFORE renovation
The next room I had to take care of was the bathroom which is not an unusual thing since I did renovate quite a few bathrooms in this game, lol, but never been able to do one as I like, so there was no better moment of doing it other than now.
Anyway, while in the rest of the jobs there was always something missing like the mirror or other essential things, this time we can't really talk about that because the main problem was that most of these were either broken or destroyed so I had to sell everything and start cleaning the surface before proceeding further.
AFTER renovation
Even though I think I already said it countless times, I do LOVE green and all the shades of this colour, so there was no way of renovating the bathroom other than having green being part of it.
I took advantage of the available space that was a little bit bigger than what I'm used with and purchased the washing machine too to make sure there's nothing missing in the bathroom.
I also added some extra toilet paper rolls and towels in the window sill that can never be too many in a bathroom, lol. š
š What do you think of this one though? Personally, I like mixing modern things as it is the high-tech mirror with contemporary furniture. Are they going well together? š¤

The next and last room of the house is nothing else but the kitchen which was measuring the same size the bathroom had, lol, so not too much space available to play with!
Anyway, while so far I was selling all the things from the rooms without looking back, this time I decided to keep the furniture and table but only clean them and add other things here and there to make it look more like a kitchen.
AFTER renovation
I started the renovation by changing the wall's aspect but still keeping it on the theme with a light shade of grey. Another thing that I considered as being a must was the window curtains which I think should never be missing in any room, lol. I just can't imagine seeing everything through the windows of a house. š
Other than that, I think everything is quite visible on what I purchased for the kitchen that might look a little bit too crowded, but in my opinion, they all represent necessary stuff which shouldn't be ever missing.
Selling the house
As soon as finished renovating the house, I decided to put it on auction waiting to see who's offering the most money for this from the list of the buyers I presented you at the beginning of this post.
There was this man called Raphael Erko who seemed to be the most interested in making the purchase offering 48.792,23⬠for it which is 15.627,18⬠profit for me. However, there is this option to negotiate the price and ask for a bigger cost but where you have to be careful because if you are asking for too much, then the buyer might not be interested in buying the house anymore which will force you to sell the house to a different buyer that won't offer as much as the first one and also not be able to negotiate the price again with the other people.
Being the first experience buying and selling a house in this game, I decided to ask only 1.235⬠in plus from the original price Mr Rapahel offered which turned out as a successful sell since he accepted it right away, yay! š¤
Buyer's opinions
After you finish selling the house, you will get another pop-up on the screen that will show the pros and cons of what the new owner of the house appreciated at your work which could be useful in the future if you are going to sell another house to the same person.
This also unlocked the possibility of seeing in a table the details of all the buyers which would make it a lot easier to figure out if they are going to like or not the house you are trying to sell them.
Job done!
My first house ever purchased in House Flipper brought to it a happy new owner with a pretty decent profit which would get a lot higher depending on how big the project you'll take is going to be. It's true that right now this is even lower than I received on some of the jobs taken before but during the time it will get bigger and bigger making me afford to buy more houses at the same time or even some special ones like castles, island cottages, and more, but I don't want to give too many spoilers! š¤
